Environmental Protection, and the state Department of Community and Economic Development
to encourage redevelopment of underutilized and vacant industrial land
Most of the industrial land in the county should stay industrial, even when it redevelops. Although industrial development has
been limited lately, there are important trends pointing towards renewed interest in industrial construction, including reshoring
of manufacturing from overseas, lower energy costs because of natural gas production, and new distribution centers focused on
moving retail goods quickly to markets. The county encourages and supports this industrial growth.
Some industrial properties - such as older ones in residential areas, properties not meeting current access and size requirements,
and land near passenger rail stations - might be appropriate for new uses, such as mixed use buildings, apartments, and offices.
Some of these are brownfield sites that may have contamination or the perception of contamination. Reuse of these areas can
take advantage of the brownfield assessment process, federal and state incentives and subsidies, changes in zoning regulations,
investments in infrastructure, and land assemblage.

Many of the county’s business parks and campuses are getting older and would benefit from new investment and renovations.
To create a more diverse working environment and to appeal to younger workers, municipalities may want to change their
zoning, allowing office campuses to become more mixed use, with restaurants, retail shops, service businesses, entertainment
facilities, health clubs, day care centers, and apartments.
The county will encourage infrastructure improvements, particularly better transportation access, for these employment centers.
